Hey, it’s Jake. This is not an AI-written email. This is me sitting at my desk typing this to you. I feel like in this day and age, that goes a long way—knowing that it’s a real person writing something.
When Amber and I started in real estate 10 years ago (yes, it’s our 10-year anniversary in real estate and marriage), I didn’t know up from down in the real estate market. I just listened to my mentors and did my best with the information I had available to me.
I am going to explain the DuPage real estate market. This data will translate to Will, Kendall, and Kane counties as well. They are about the same; I just picked the biggest county for more data points.
We started in a down market, then rode up the huge COVID market, then rode the 2022 market down, and now we are riding the market up.
I am on the phone every day with people who think the market is still going down, and I bring them to this graph. This graph is from Reventure, a system I use that pulls every piece of housing data you can imagine. This specific graph shows the number of home sales (closed homes). June is always the peak, and December is always the low. Look at the lows:

2020 – 886
2021 – 833
2022 – 562 (this is when rates went to 7%)
2023 – 533
2024 – 561
2025 – 760
It’s obvious that December sales were way up. We are officially entering a new era. We are riding the wave upward. I’ll keep an eye out for you as this evolves, but I see blue skies ahead. More homes available means more choices.
