The Village of Lisle just finalized a plan to spend $58.7 million this fiscal year. While that sounds like a big number, the important part for your property value is how that money is being split up. Instead of just "keeping the lights on," the village is putting a huge chunk of that money into the Capital Improvement Plan (CIP). Specifically, they are spending about $13.7 million on big construction projects that keep our neighborhoods looking great.

The best part for your wallet is that the village is doing all of this without raising the main property tax rate. In fact, they have kept that tax rate flat for eight years in a row. When a town stays fixed up but doesn't get way more expensive to live in, it makes more people want to buy houses here. That is why we are seeing only 0.63 months of supply—which means houses are selling almost as fast as they hit the market.

Road Resurfacing: The village is spending over $6.6 million to fix up roads like Burlington Avenue so they don't turn into a maze of potholes.
Flood Protection: Almost $2.9 million is going toward stormwater projects and buying land in flood zones to help keep the rest of the town dry during big storms.
Clean Water: They are spending $1.85 million to replace old water mains so our utility service stays reliable and strong.
New Luxury Development and School Tech
You might have seen new construction happening around the north side. A big project called Estates at Rivers Edge is currently building huge new houses that cost over $1.19 million on average. When builders have enough confidence to put million-dollar homes in Lisle, it pulls up the value of everyone else's home, too. It sets a new "ceiling" for what people are willing to pay to live in our zip code.
Lisle Neighborhood schools are a major reason the Western Suburbs market stays so busy. The Lisle Elementary School is famous for being super modern.
